Plots in Kharkhoda (2026): Plot Rates, Sector 7 & Buyer’s Guide
Kharkhoda, a small town in Haryana’s Sonipat district, has turned into one of the most talked-about plotted land markets in NCR. The reason is easy to see: Maruti Suzuki’s new car plant is now running inside IMT Kharkhoda, the KMP Expressway sits right next door, and Delhi is just across the border. If you are researching plots in Kharkhoda, this guide covers where the town is, what drives demand, how to think about the Kharkhoda plot rate, and what to check before you buy.
Where is Kharkhoda?
Kharkhoda is a municipal town and tehsil headquarters in Sonipat district, Haryana. It lies about 19 km from Sonipat city and about 26 km from Rohtak, on the Delhi–Haryana border. Two big road links make it easy to reach:
- KMP (Kundli–Manesar–Palwal) Expressway – about 1 km away, connecting Kharkhoda to Kundli, Bahadurgarh, Manesar and Gurugram.
- Delhi–Amritsar–Katra Expressway – about 5 km away.
Why buyers are looking at plots in Kharkhoda
1. A working Maruti Suzuki plant
Maruti Suzuki’s Kharkhoda plant, spread over about 800 acres in IMT Kharkhoda, started production in February 2025 with the Brezza. It now has an annual capacity of around 5 lakh vehicles, and the company plans to take it to 10 lakh units a year. The plant was formally inaugurated in July 2026. A plant of this size brings thousands of jobs, suppliers and service businesses into the area, and all of them need places to live.
2. IMT Kharkhoda
IMT (Industrial Model Township) Kharkhoda is being developed by HSIIDC, the Haryana government’s industrial development body, on roughly 3,200 acres. Along with Maruti, it is meant to host vendors and other manufacturing units. You can read more in our guide to plots near IMT Kharkhoda and the Maruti plant.
3. Price gap with Gurugram
Average residential rates in Sonipat were reported at about ₹3,500–6,000 per sq ft in mid-2026, against ₹10,000–18,000 per sq ft in Gurugram (Business Today analysis citing Knight Frank and ANAROCK data). That gap is a big part of why end users and investors are now looking north of Delhi.
Kharkhoda plot rate: what decides the price?
There is no single “Kharkhoda plot rate”. Prices change from project to project and even within the same sector. These are the factors that matter most:
- Licensed vs. unlicensed land – plots in a licensed, RERA-registered township cost more than loose agricultural land, but they come with approved layouts, roads and legal safety.
- Sector and distance – how close the plot is to IMT Kharkhoda, the Maruti plant and the KMP Expressway.
- Plot size and facing – corner, park-facing and wider-road plots usually carry a premium.
- Amenities – gated security, parks, clubhouse and internal roads add to value.
- Payment plan – construction-linked or flexi plans can change the effective price.
Tip: always compare the all-inclusive price per sq yd (including PLC, EDC/IDC and other charges), not just the base rate.
